Located at 2976 Third Avenue in Melrose, the 15-story building offers residents newly constructed luxury units with spacious open layouts. New Yorkers earning 130 percent of the area median income, or between $61,715 for a single person and $198,250 for a household of five, can apply for the apartments, priced at $1,800/month for studios, $2,250/month for one-bedrooms, and $2,600/month two-bedrooms.
Developed by ACHS Management and designed by SRA Architecture + Engineering, P.C., amenities include a fitness center, a roof deck, bike storage lockers, outdoor areas, a covered parking garage, on-site laundry facilities, and more. Apartments feature open layouts with spacious living rooms, large bedrooms, and top-of-the-line appliances, including dishwashers, according to the building’s website.
In January 2022, permits were filed to construct a 15-story 69-unit building at 2986 Third Avenue. The proposed development included 54,386 square feet of residential space and 23,897 square feet of commercial space, according to Marketproof. The new development replaced a house constructed in 1920 with two floors and 12,750 square feet of space. The home was sold in March 2022 for $1 million and demolition permits were issued in April 2022.
ACHS Management signed a $25.8 million construction contract for the 69-unit project in November 2022, according to PincusCo.
Nearby public transit options include the 4 and 6 subway lines as well as the Bx15 and Bx21 buses.
Qualifying New Yorkers can apply for the affordable units until April 17, 2024. Complete details on how to apply are available here. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
